RESERVATIONS, BOOKING & RENTAL POLICY

For travelers or spur of the moment same day arrival; Text or call to confirm availability, then go to the location/Directions page, get the address and info you need and just come on, give me an eta, keep me updated if it changes and be prepared to pay in full cash or card on arrival. If you will be arriving too late (After 10: pm) for me to meet you, go to the Map of Ground page and download the property map to find the sites.

RESERVATIONS DEPOSITS (BY CREDIT CARD ONLY)

For All Reservations: Balances due upon arrival (Card or cash). All Weekly, Monthly & Seasonal rates must be paid in advance. Reservations can be made and secured in person or by phone. To confirm availablity and make a reservation you must text (for the quickest responce) or email me first to schedule a phone call.

RV Storage Rates: $5 Per Day or $100 Per Month, paid in advance.

Firewood and the Magic Fire Packs are available.
Firewood is $8.50/bundle. Magic Fire Pack is $3.
Firewood is hardwood and these bundles are twice the size of supermarket firewood.

HOLLIDAY RATE:

25% rate increase for holliday weekends.
Holliday Schedule: 3 Night Minimum (except tent sites). (Holiday Nights Include: Memorial Day, Independence Day, Highland Games, Labor Day, Ocktoberfest, Woolly Worm Festival, Thanksgiving, Christmas/ New Years)

RENTAL POLICIES

RESERVATIONS:

Deposits are required for all reservations and must be paid in advance or pay in full. To reserve a site, a minimum deposit of 20% (non-refundable if within 7 days of check-in)., We accept cash, or credit card only.

The balance of your reservation must be paid in full upon arrival, NO EXCEPTIONS. Reservations cannot be shortened after arrival. If dates need to be changed, the changes must be made prior to the date of arrival, a.s.a.p., so that site can still be rented. Whoever makes the reservation is responsible for the reservation. If there is more than one site reserved, the person who made the reservation must pay the balance in full for all the sites at the office upon check in.

CANCELLATIONS AND REFUNDS:

Long term RV site rentals (1 month or more) reservation deposits are non-refundable.

If you cancel your short term reservation prior to 7 days before the date of arrival, the deposit will be refunded except for $10.00 per site, and/or, $25.00 per RV rental. If you cancel a short term reservation within 7 days of the date of check-in I cannot issue the deposit refund, if uou have paid in full and cancel within 7 days I will refund all but 20% but you can reschedule your reservation to an available future date. If you’re a no show or leave without informing me, the entire balance of the reservation will be retained. Early departures due to weather or unavoidable and unseen circumstances may qualify for a partial refund. ie: Medical emergency, weather or road conditions.

OTHER POLICIES YOU SHOULD KNOW ABOUT

ALL SITES AND RV RENTALS:

Alcohol is permitted on the campground. It must stay on your site. Quiet time starts at 10:00pm. Excessively loud or drunken behavior will result in being asked to leave without a refund. No smoking or vaping in the RV’s, butts must be properly disposed. Please bag your aluminum cans seperately.

Pets are allowed except; No dogs that are aggressive or capable of attacking people or pets Not even on leash. No dogs that bark excessively or bark at other guests. Pets must be kept on leash at all times with possable exceptions depending on how many other guests are in the campground or if you have complete electronic controll. You must pick up after your pet anywhere that people could even possably be.

RV SITES:

I will meet you and help guide you on to the site, both sites are designed to pull straight on with a motor home or trailer,  there are two entrances, pull in at the first entrance no mater which direction you are arriving from. Looking from the main road; site #2 is all the way in the upper left in the corner of the park, drive by the Montana RV on the left. Site #1 is on the middle.

Electric connection is 50 amp, if your rv is 30 amp or 115 you will need an adapter, no problem if you don’t have one, I have it for you to use, just ask. I will need your eta or at least a guess as soon as possible with a more precise eta within a couple of hours of arrival.

RV RENTALS:

I will meet you for check-in as late as 9: pm, after that It will be prepared for self check-in. There is check-in and check-out info in the RV. No cleaning fee. Pets are allowed, Only 1 pet over 50 lbs, or 2 under 50 lbs. A one time $20 pet fee per booking applies. Absolutely no smoking or vaping in the RV. Check in for the RV’s is anytime after 2:00pm, and check out is by 11:00am. Late check out (unless pre-approved) can result in charges for another day.

TENT SITES:

I do not offer trash pick up at the sites. Please deposit you trash in the container. Do not leave the trash on the site. If your site has a portable firepit in new or good condition, please help to keep it that way by dumping the ashes off of the site and turn it upside down. If you have pulled anything out of the wooods to burn please return any unused back to the woods and clean up the site before check out. Pets must be kept on a leash, not left unattended, and cleaned up after. If you have questions, please ask.

Check in for all sites is anytime after 1:00pm, and check out is by 12:00pm. Late check out (unless approved) can result in charges for another day.

I will meet you and lead you to your site unless its after 9: pm, if there is a chance you will be arriving after that, download and print the site map to find your site. Stop by the house, call or text the next morning before 10: am to finish check in.

I am open all year, so if you are planning to camp in an RV during the winter and the temperatures are below freezing, you will need to fill your water tanks and disconnect your hose from our faucet and cover it with the provided cover.

Please use common sense at all times.

ENFORCEMENT OF POLICIES IS AT MY DISCRETION. VIOLATORS OF ANY POLICY MAY BE FINED FOR DAMAGE AND/OR ASKED TO LEAVE WITHOUT A REFUND AT ANY TIME.
